A re-roof (or roof replacement) means stripping the entire existing covering back to the rafters, upgrading breathable membrane, batten and insulation, then re-covering with new or reclaimed tiles or slates. Unlike a repair, it addresses the underlying underlay and batten failure that causes most 'chronic leak' properties.
Homeowners with a roof that's had multiple repairs in the last five years, buyers of a period property flagged by their survey, landlords selling or refinancing, and anyone whose roof has visible dips, sagging ridge lines, or heavy moss growth signalling saturated underlay.
You need a re-roof when tiles are consistently slipping across the whole slope (rather than one localised area), when the underlay is torn or missing on inspection, when nail-sickness has rusted the fixings in a slate roof, or when insurance flags the roof for replacement.
Re-roofing is where the temptation to cut corners is highest, you can't see the underlay or batten grade once the tiles are back down. We photograph the timber, membrane, insulation and detailing at every stage so you have visible evidence of the specification you paid for.

Some contractors 'over-felt' by peeling back tiles and slotting new membrane over rotten battens. Two years later the tiles slip and you're back to square one, having paid twice.

Step 3
An itemised written quote, materials, labour, access, waste removal, VAT, with clear deposit terms. Domestic jobs under £2,000 need no deposit. Stage payments available on larger projects.
Step 4
Lyndon and the four-man crew arrive on time, protect your driveway and garden, work to PASMA/IPAF safe-access standards, and leave the site clean each evening. All workmanship is guaranteed.
Step 5
Once the job is complete we walk the property with you, share drone photography of the finished work, and provide a workmanship guarantee in writing. Your invoice is emailed the same day.

Every re-roof includes stripping the existing tiles, removing old underlay and batten, inspecting and treating rafters, laying new breathable underlay (typically Klober Permo Air or Cromar Vent 3), fixing new pressure-treated battens graded to BS 5534, upgrading loft insulation where accessible, refitting or renewing lead flashings, and covering with new or reclaimed tiles or slates.
Concrete: Marley Modern, Redland Cambrian, Redland 49. Clay: Sandtoft, Dreadnought, Marley Acme. Natural slate: Welsh, Spanish, Brazilian. Fibre-cement slate: Cembrit, Marley Eternit. We also work with reclaimed clay tiles for conservation-area properties.

Residential re-roofs typically run 5–15 days on a domestic scaffold. Commercial re-roofs are phased around business hours, staged for tenant safety, and use specialist access, often mobile elevated work platforms (IPAF operated). Both follow the same core system: strip, upgrade, re-cover, sign off.

No. We work externally, tarp the roof each evening, and keep debris in a covered skip. Some noise and dust from the strip day is unavoidable, but the property remains fully habitable throughout.
Sometimes, clay tiles in good condition are often reclaimable. Concrete tiles rarely survive the strip intact. We assess and photograph tile condition during the drone survey and quote both reclaim and replace options where relevant.
Yes. If the re-roof involves insulation upgrades or structural changes that trigger Building Control, we co-ordinate the notification and inspection with your local authority.
All workmanship on a re-roof is guaranteed in writing. Manufacturer warranties on tiles and membrane (typically 30–40 years) are registered in your name at completion.
Yes, same-day where possible, otherwise next-day emergency make-safe. If you proceed with the re-roof afterwards, the make-safe cost is credited against your quote.
